Buying Real Estate is one of the most important and complex decisions that any person or company can make; making that purchase in a foreign country adds an extra layer of complexity.  From an industrial park in Monterrey, to a leisure home in Los Cabos, we help our clients by making Real Estate purchases in Mexico a safe, open, and simple process.

Criteria is not a Real Estate agency or a financial advisor group, what we are is a professional consortium that specializes in overseeing the Real Estate transaction process as a whole and assuring that every step is executed in the utmost legal, ethical, and professional manner in order to maximize the commercial value obtained by our clients in the transaction.

MESSAGE FROM OUR FOUNDER

My name is Manuel del Villar.

Being raised in the El Paso-Ciudad Juarez region gave me a front row seat to the business interactions, opportunities, and tribulations of the United States-Mexico border. I understood from an early age that if I was going to venture into the international business realm, I should master the rules of engagement.

After training as an attorney at the Instituto Tecnologico y de Estudios Superiores de Monterrey and obtaining an MBA from the Thunderbird School of Global Management, I was incredibly fortunate to be retained by a powerful Arizona business conglomerate[1] to lead their expansion into México. This opportunity was a crash course in the highest level of international business negotiations, development, and strategies. I learned  tremendously from them in those five years and will be forever grateful to this conglomerate for the opportunity to work with them and learn from them.

I was then invited by the Notaría #9 law firm of Ciudad Juarez to oversee and develop their services to maquiladora [2] clients. During my 15 years assisting and advising these international clients, I learned to identify and address their security and business concerns, particularly in relation to the purchase of real estate in Mexico. 

So, in 2013, after 20 years of helping international clients navigate Mexico’s unique legal and commercial waters, I founded Criteria with the vision of making our client’s real estate transactions in Mexico simple, transparent, and hassle-free.

I am grateful for our clients in the past years and look forward to continuing this chapter with the challenges and opportunities that this world has to offer. Whether you call it near-shoring, re-shoring or re-tiring, I am ready, willing, and grateful to be of assistance.

REAL STATE LAW

LEGAL-Lawyers by trade, our legal team takes special care in overseeing the legal, administrative, and title registration aspects of Real Estate ownership in Mexico. Whether these be the analyses of applicable real property rights, formation of trusts for foreign land ownership in the border and beaches, leases, maquila programs, shelter, nearshoring or reshoring operations, etc.

We also carefully analyze and advise our clients on the repercussions of every contract, letter of interest, correspondence, non-disclosure agreement, etc.

COMMERCIAL VALUE

Real Estate in Mexico is one of the most consistently valuable assets money can buy, and the process for its acquisition can be complicated by fierce competition, complex regulations, and unfamiliar market practices. Time and again we have seen sellers valuating their properties differently depending on the prospective buyer. For a foreign buyer without access to local commercial, bank, or property tax appraisals, valuations for the same property can be inflated as much as 50%. Criteria has access to certified and professional appraisers around the county to ensure that the purchase process is smooth and that the price our customers are offered is a fair market price.

BROKERAGE

While Criteria is not a Real Estate broker, we have developed strategic partnerships with some of the most important and ethical brokers, notarios, and Real Estate attorneys in the country (Century 21, Citius, etc.). We, of course, will gladly work with one of our partners or a broker of your choosing.
